House Rules
Please consider if this environment is suitable for you and your party before you make your booking.
- a deposit of 50% is payable. If the booking is made less than six weeks before your holiday, the full amount must be paid at the time of booking.
- Please provide your current address, telephone and email address, and an image of a current photo ID (eg. drivers license, passport)
- We reserve the right to accept or decline bookings entirely at our own discretion. Your contract with us begins when we issue you with your booking confirmation and is based on the the terms and conditions set out here.
- Booking confirmation and updates will be made by email, please make sure your email address is accurate on your booking form.
- The final balance is due six weeks before your arrival date. If the final balance has not been received by this time we reserve the right to cancel your booking and retain your deposit.
- An additional refundable security deposit of £450 is also payable - this security deposit will be refunded within a week of your departure provided there are no damages to the property and contents.
Cancellations must be made in writing by post or email:
- If we receive your cancellation request within 48 hours of your booking confirmation and there are at least 14 days before your arrival date, you will receive full refund
- If we receive your cancellation request at least 7 days in advance of your arrival date, you will receive a refund of 50% the full amount paid.
- If we receive your cancellation request within 7 days of your arrival date, you will not receive any refund.
- We strongly advise you take out holiday insurance to compensate you in these circumstances.
- If for any maintenance reason beyond our control the property is not available on the booked date, we will agree to refund all rentals paid, but you will have no further claim against us.
Arrivals and Departures
- Arrival time is after 4.00pm. Please contact us if you would like to drop off your baggage earlier on the day of your arrival. Please contact us if you will be arriving later than 6pm. Departure time is before 10am.
- You must familiarise yourself and your party with the guest 'Welcome' information and 'Guest Handbook - House and Gardens', these documents contain essential safety and maintenance information to protect you and the property.
House Rules
- The Mill sleeps a maximum of 6 people, plus one infant under the age of 2. Travel cot and high chair are not provided, please bring your own should you require them.
- The Barn sleeps a maximum of 2 people.
- No pets allowed in the house.
- Smoking is not permitted inside the house.
- You must read and comply with fire safety instructions and the instructions for the wood burning stove (these instructions can be found in the guest hand book)
- Rental includes use of all bed linen, bath towels, wood for fires, electricity and heating during your stay. There is no VAT.
- We do not have an electric vehicle charging point; electric vehicles must not be charged from the property's electricity supply.
- We reserve the right to make improvements, carry out essential maintenance and alter specifications without notice.
- You agree to pay for any losses or damage to the property or contents caused by you or your party (normal wear and tear excluded) and we reserve the right to terminate your stay (without any refund or compensation being payable) if we consider that you or any of your party are not treating the property or contents with due care.
- You agree to be respectful of the peace and quiet of the valley, for example no outdoor amplified music. You must not engage in dangerous, offensive, noisy or illegal activities while in the house, gardens and grounds. We reserve the right to terminate your stay (without any refund or compensation being payable) if you or any of your party cause disruption or disturbance to our neighbours or if we receive complaints of anti-social or unacceptable behaviour against you or your party.
- We are blessed with abundant wildlife. As in any countryside house, creatures will find their way into the house in the form of insects, spiders, moths and butterflies - and if you're lucky the occasional bird, bat or shrew. Please be kind - let these creatures out without harming them. Note that many are protected species under UK law.
- You must take all reasonable precautions for the safety of yourself and your party in the house, gardens and grounds, and children must be appropriately supervised at all times. Please be advised, this is an historic water mill property, much of it in it's original state, therefore there is standing water and flowing water in close proximity to the house; there are steep drops from walls and bridges around the property; the grounds and gardens are bordered by a flowing river; flagstone and wooden surfaces become slippery when wet or icy; some wild and native plants in the grounds and garden are poisonous.
